1. All central air units can only be a type of unit approved by the Board of Directors or an approved Committee.
2. All central air units will be installed by qualified trades people approved by the Board of Directors or their Managing Agent.
3. Resident will be responsible for reasonable care of all components which includes:
a. Covering exterior equipment with a cover provided, i.e., on in Fall, off in Spring.
b. Don’t run air conditioner with the cover on.
c. Reporting any repairs or needs for service on the A/C as needed. If not reported, when service is needed, you will be responsible for cost of repair or replacement.
4. Any repairs to the Air Conditioner/Unit will only be done by the Cooperative.
5. Central Air Condition is only available through the U.I.P.P Policy.
Window Units
Residents who wish to install and use window air conditioners may do so by making application on a form provided by the Cooperative and within the following Board-adopted criteria.
1. Window air conditioners may only be installed in rear windows (not on the parking lot side) of any two or three bedroom units, and in any windows in a one bedroom unit, and may not be installed in any patio walkout slider door-walls.
2. Window air conditioners must be installed in such a way as to be safe, secure, and not cause damage to the building structure or trim.
3. The Board of Directors has determined that its maintenance staff should make an inspection of each window air conditioner installation to determine that the following minimum standards are met:
a. No part of any window frame may be altered or removed in order to install any window air conditioner.
b. Exterior supports shall be at least equivalent to originally factory-supplied supports, and if factory supports are not available, that supports be made of metal and designed to properly support the weight of the unit as necessary;
i. Exterior supports may not be attached to the building exterior in any way;
ii. Exterior metal supports shall not extend more than 24" below the window ledge, and shall rest against a wood buffer to prevent scratches, gouges, mars, or rust on the building exterior;
iii. Exterior metal supports must be painted at least annually.
c. Window fillers be supplied by the air conditioner manufacturer, or else be of clear material, such as plexiglass, glass or other similar material;
i. Any material used as a filler must be at least the thickness of single-strength glass.
ii. If glass is used as a filler, then an aluminum frame must be used around the glass to prevent breakage.
d. Window air conditioners are to be installed in such a manner that the condensate drains outside the building, and not in or on the window, window ledge, or interior of the building.
e. Window air conditioners must be maintained in good repair, aesthetically and mechanically, at all times. Window air conditioners may be installed at any time during the year after April 15th, and must be removed at the end of each summer season, but not later than November 15th of each year.
f. Violation of these criteria in any manner shall result in a notice to make repairs within seven (7) days. Such notice shall be sufficiently detailed so as to give the violating resident enough information to know specifically what is considered in violation. If the violation(s) is/are not corrected within the seven (7) day period allowed, the air conditioner shall be required to be removed from the window, and not be reinstalled unless it meets all criteria noted. (If correction actions required are to be done by a contractor, then a confirmed appointment with such contractor within a reasonable period of time shall be cause to extend the allowable seven (7) days for repair noted above.)
