Fire Hazards - Access and Storage

FURNACE AND WATER HEATER AREA: Be certain that you do not put or store anything in an AREA AT LEAST THREE (3) FEET AROUND THE FURNACE AND THE WATER HEATER. This area must be kept COMPLETELY CLEAR for service, for air to be able to be used by the units, and as a protection from fire hazards. If at any time it is found that this area is NOT CLEAR BY THREE (3) FEET completely around the furnace and water heater, a warning will be issued with a period of 24 hours to correct this hazard. If area is NOT clear when the staff checks for compliance, you will be charged a penalty of twenty dollars ($20.00) each time they have to return to check for compliance.

ACCESS TO ELECTRIC PANEL AND WATER SHUT OFF: For emergency and for service, be certain that you do not put or store anything in an area at least THREE (3) FEET around the Electric Panel and the Water Shut Off. If at any time it is found that these areas are NOT CLEAR by THREE (3) FEET, a warning will be issued with a period of 24 hours to correct this. If area is NOT clear when the staff checks for compliance, you will be charged a penalty of twenty dollars ($20.00) each time they have to return to check for compliance.

This is not only for service to the units, but also for your safety and everyone in your building. If you continue to violate the policies, you will be referred to the Board of Directors for reprimand and/or termination of membership.

STORAGE UNDER THE BASEMENT STAIRS: Is ONLY ALLOWED IF A SHEET METAL BARRIER IS ATTACHED TO THE SUPPORT POSTS OF THE STAIR LANDING, to separate stored materials from furnace and water heater. The sheet metal must be of sufficient size to extend from one post to the other and at least 36" high. Storage under the stairs without the metal protection will be considered a policy violation and treated accordingly. (Unit Improvement/Alteration permit is needed and MUST be approved before work is done.)
