Floors Policy - Hardwood/Carpet/Tile

(In relation to the Unit Improvement/Alteration Policy)

1. Carpet. Carpeting as a Decorative Improvement, needs no Alteration Permit (i.e., area rugs) ADA Units have different regulations. (See ADA Units below) Instructions for installation ALL OTHER TYPES OF CARPET are as follows:

    a. NO GLUE IS ALLOWED to attach carpet to the floor. Tack Strip type installation is recommended. Alternate installation may include removal of Shoe Molding, with reinstallation over edge of carpet to hold in place.

    b. All old carpet and pad must be removed prior to installation of new carpeting.

    c. Resident is responsible for disposal of old carpet/pad debris.

    d. Unit Improvement/Alterations are subject to inspections by the Co-op Staff. If carpeting is not properly installed, stable, and sufficiently free of defects and is determined as to be functional for the intended use, is safe and sanitary and creates no unsafe conditions. If the carpet is in default, it must be removed or repaired or cleaned by the member.

2. Tile/Vinyl Flooring. Normal tile replacement is provided by the Cooperative if deemed necessary by the maintenance staff; however, premature replacement caused by neglect or abuse or lack of proper care is the member’s responsibility. Non-standard tile replacement (not installed by staff), is not subject to this provision. Resident may cover or have covered, only the areas which were originally covered with vinyl floor covering. (i.e., Entrance, Kitchen and Bathroom(s)) ADA units have different regulations. IN NO INSTANCE WILL A MEMBER BE ALLOWED TO COVER ANY HARDWOOD FLOOR, STAIR, OR LANDING WITH ANY TYPE OF TILE OR VINYL COVERING.

Rules for Recovering:

    a. All old covering must be removed and the underlayment cleaned of old glue/residue.

    b. Maintenance staff must be called to inspect the floor under-layment prior to any further work being done. Any damaged area of under-layment must be properly repaired or replaced. You may want to schedule your re-tiling job with the maintenance staff for convenience. Staff does not work on weekends.

    c. All appliances must have “Floor Covering” under them. (i.e., Stove, Refrigerator, etc.)

    d. You may not apply any type of Sub Base/Floor or underlayment over, or on top of existing tile, sub floor or underlayment.

    e. Shoe molding must be removed/replaced in the course of re-covering to ensure that the covering extends to the wall fully.

    f. Floor covering must extend under the bottom edge of vinyl cove modling in Bathrooms.

    g. The junction of bath tub/floor must be caulked with good grade of silicone or siliconized tub caulk.

    h. All metal meeting strips must be returned to original positions or replaced with new.

    i. As in all other cases, the member is responsible to maintain these alterations/improvement in acceptable condition and good repair.

Floors Policy - ADA Units

1. Carpeting and Tile/Vinyl Floor Covering:

    a. Removing, replacing or changing in any way, type or form the carpet or tile in any ADA unit by a member is not allowed.

    b. If and when a repair, replacement or change is warranted, the cooperative will do so.

    c. It is the responsibility of the member to notify the cooperative office if there is a problem or desire for a change.
