Trash Policy

1. Any Member who places, causes to be placed or is responsible for the placement of trash, litter, garbage, refuse, rubbish or other waste materials outside their dwelling unit, either directly or indirectly, whether in boxes, bags, can, or other containers, or whether in no container, or whether in the front or the back of the dwelling unit, shall be considered as offending the aesthetics, health and safety of Stratford Townhouses Cooperative.

2. Such Member, upon receipt by management of a written complain by any other Member of the Cooperative, or by any of the maintenance and/or management staffs, shall be given an eight (8) hour or a twelve (12) hour notice to remove the offending material. If the offending material is not removed within the given length of time, the staff will clean up the material and the member shall be subject to a charge of ten dollars ($10.00). Repeated offenses will not necessitate any additional warnings, and each such additional offense will be subject to a charge of ten dollars ($10.00).

3. The preceding applies to all trash EXCEPT THAT such materials may be placed in the trash pick-up are(s) after 10 P.M. on Thursday (the day before trash collection day), unless some other trash collection dayis specified by special notice, in which case trash may be put in the trash pick-up area(s) after 10 P.M. on the day preceding the day specified. Persons who violate this provision and place trash in the pick-up area(s) prior to the time specified shall be subject to a charge of ten dollars ($10.00) as liquidated damages without any warning other than this policy statement.

4. Hazardous materials, such as paint cans, automotive batteries, etc., are NOT ALLOWED to be put out or taken in the weekly trash pick-up. Persons who violate this provision will be subject to a charge of thirty dollars ($30.00) as liquidated damages without a warning other than this policy statement.

5. Trash may not be put out for pickup in paper bags or other containers that are not tied or securely closed. Plastic bags such as those supplied to the Members by the Cooperative are preferred in all cases. Persons who violate this provision shall be subject to a charge of ten dollars ($10.00). Repeated offenses will not necessitate any additional warnings, and each such additional offense will be subject to a charge of ten dollars ($10.00).

6. The following definitions relevant to this Policy are given and are a permanent part of it:

    Trash: Worthless or discarded matter or objects;

     Litter: Rubbish

     Garbage: Food wastes as from a kitchen; rubbish; offal of an animal;

     Waste: Useless, unneeded, or superfluous matter or material

     Rubbish: Any matter rejected or thrown away as worthless; trash; refuse;

    Hazardous Risk: Involving or exposing one to risk (as of loss or harm, handling materials, dangerous) (an occupation).
